DECEMBER 2014 REAL ESTATE ACTIVITY FOR THE EQUESTRIAN COMMUNITIES OF ACTON, AGUA DULCE WITH A RECAP OF 2014 
 

The following is real estate market activity for December 2014 and a recap of 2014 activity for the Northern Los Angeles County’s equestrian communities of Acton and Agua Dulce where camaraderie among horse people is common place.

In 2014 there were 101-properties that Sold in Acton compared to 115 in 2013.  In 2014 the Average Sales Price was $426,202 compared to $367,953 in 2013. In 2014 the Lowest Sales Price was $178,000 compared to $84,000 in 2013. In 2014 the Highest Sales Price for the year was $994,000 compared to $742,500 in 2013.

In 2014 there were 52-properties that Sold in Agua Dulce compared to 59 in 2013. In 2014 the Average Sales Price was $484,129 compared to $444,669 in 2013. In 2014 the Lowest Sales Price was $155,000 compared to $165,000 in 2013. In 2014 the Highest Sales Price for the year was $785,000 compared to $1,300,000 in 2013.

In December 2014 the Multiple Listing Service shows the inventory of available properties in Acton remained about the same as November.  Pending Sales are up slightly and the average list price of those properties is down considerably and Closed Sales are down again, but the sold prices are much higher than November.  And, in Agua Dulce the inventory is down and the listing prices are up. Pending Sales remain about the same. Closed Sales are up, with a considerable decrease in the sold prices.

Acton real estate has 43-Active properties on the market with an average listing price of $548,242. The lowest Active price is $225,000 and the highest Active price is $1,400,000. There are 11-Pending Sales in Acton with an average listing price of $475,163. The lowest Pending Sale is $199,999 and the highest Pending Sales price is $1,250,000. In December there were 4-Sales that closed escrow in Acton and the average sales price was $529,250. The lowest Sale was $460,000 and the highest was $622,500. In November there were 6-Sales that closed escrow in Acton and the average sales price was $414,083. In October there were 14-Sales that closed escrow in Acton and the average sales price was $452,907. The lowest Sale was $249,000 and the highest was $994,000.  In September there were 10-Sales that closed escrow in Acton and the average sales price was $482,100. In April there were 13-Sales and the average sales price was $399,608. In March there were 10- Sales and the average sales price was $388,850. In February there were 6-Closed Sales and the average sales price was $377,833. In January there were 5-Sales and the average sales price was $338,680. In December 2013 there were 9-Sales and the average sales price was $354,278.

Agua Dulce real estate has 29-Active properties on the market with an average listing price of $1,680,271, if I remove a new listing that is listed at $23,500,00 the average listing price is $900,995. The lowest Active price is $295,997 and the highest Active price is $23,500,000. There are 7-Pending Sales in Agua Dulce with an average listing price of $606,686. The lowest Pending Sale is $369,900 and the highest Pending Sales price is $999,900. In Agua Dulce there were 5-Sales reported in December that closed escrow with an average sales price of $498,500. The lowest Sale was $300,000 and the highest was $650,000. In Agua Dulce there were 3-Sales reported in November that closed escrow with an average Sales Price of $589,667. In October there were 4-Sales that closed escrow with an average sales pric of $437,450. In September there were 4-Sales that closed escrow with an average sales price of $379,750. In August there were 6-Sales that closed escrow, with an average sales price of $651,483.  In July there were 4-Sales that closed escrow, with an average sales price of $349,750.  In June there were 3-Sales that closed escrow, with an average sales price of $469,667. In May there were 8-Closed Sales with an average sales price of $518,674. In April there were 7-Closed Sales with average sales price of $479,857. In March there were 3-Closed Sales with an average sales price of $573,333. In February there were 3-Closed Sales and the average sales price was $363,000. In January there were 2-Closed Sales with an average sales price was $365,000. In December 2013 there were 4-Closed Sales with an average sales price was $387,875.
