The following is real estate market activity for June 2018 for the Northern Los Angeles County’s equestrian communities of Acton and Agua Dulce where camaraderie among horse people is commonplace.

The number of homes for sale in Acton has increased and the average listing price is down.  Currently the Multiple Listing Service shows 63-Active listings in Acton with an average List price of $659,599. The lowest Active price in Acton is $225,000 and the highest Active price is $1,400,000. Last time there were 51-Active listings with an average list price of $701,747.

In Acton, the number of Pending sales has decreased dramatically from the number of Pending sales of last time.  We now have only 11-Pending sales and prices are down too, with an average listing price of $575,036. The lowest Pending sale in Acton is $335,000 and the highest is $975,000. Last time there were 20-Pending sales with an average list price of $615,404.

In June Acton had 17-Closed sales, with higher selling prices.  The average Selling price was $617,576.  The lowest sale price was $300,000 and the highest was $965,900. In May we had 14-Closed sales the average Selling price was $569,243.

In Agua Dulce, the inventory of available homes is near the same with 31-Active listings. The average listing price of $1,006,546 is up some. The lowest Active price in Agua Dulce is $269,900 and the highest Active priced property is a small home on 35-acres (really is a land value) at $6,975,000. Last time there were 27-Active listings with an average list price $967,230.

There are 6-Pending sales in Agua Dulce and last time there were 8-Pending sales. The listing prices of Pending sales are higher, with an average list price of $788,839 compared with an average list price last time of $739,010. Currently the lowest Pending sale in Agua Dulce is $455,000 and the highest Pending sales price is $1,399,237.

In June there were 3-Closed Sales in Agua Dulce with an average selling price of $747,000, a large increase in the average selling price. The lowest sale price was $541,000 and the highest was $1,050,000.  In May there were 5-Closed Sales, with an average Selling price of $519,400.
