JUNE 2014 REAL ESTATE ACTIVITY FOR THE EQUESTRIAN COMMUNITIES OF ACTON, AGUA DULCE & SAND CANYON 
 
The following is the real estate market activity for June for the Northern Los Angeles County’s equestrian communities of Acton, Agua Dulce and Sand Canyon where camaraderie among horse people is common place.
 
In June the Multiple Listing Service shows the inventory of available properties in Acton is up considerably, pending sales are down, but closed sales almost doubled from May. And, in Agua Dulce the inventory is slightly down, pending sales have more than tripled, but closed sales were really down from May, meaning pending sales are taking a long time to close. In Sand Canyon inventory is remaining about the same, pending sales are down slightly, the number of closed sales dropped drastically.
 
Acton real estate has 37-Active properties on the market with an average listing price of $589,088. The lowest Active price is $256,000 and the highest Active price is $1,499,000. There are 15-Pending Sales in Acton with an average listing price of $397,713. The lowest Pending sale is $239,000 and the highest Pending sales price is $659,900. There were 11-Sales that closed escrow in Acton and the average sales price was $445,491. The lowest Sale was $210,000 and the highest was $635,000. In May there were 6-Sales in Acton that closed escrow with an average Sales price of $420,733. In April there were 13-Closed Sales and the average sales price was $399,608. In March there were 10-Closed Sales and the average sales price was $388,850. In February there were 6-Closed Sales and the average sales price was $377,833. In January there were 5-Closed Sales and the average sales price was $338,680. In December 9-Closed Sales and the average sales price was $354,278. In November there were 8-Closed Sales and the average sales price was $496,722.
 
Agua Dulce real estate has 24-Active properties on the market with an average listing price of $849,256. The lowest Active price is $350,000 and the highest Active price is $2,349,500. There are 11-Pending Sales in Agua Dulce with an average listing price of $516,709. The lowest Pending sale is $164,000 and the highest Pending sales price is $790,000. There were 3-Sales reported in Agua Dulce that closed escrow in June with an average Sales price of $469,667. The lowest Sale was $330,000 and the highest was $549,000. In May there were 8-Closed Sales with an average sales price of $518,674. In April there were 7-Closed Sales with average sales price of $479,857. In March there were 3-Closed Sales with an average sales price of $573,333. In February there were 3-Closed Sales and the average sales price was $363,000. In January there were 2-Closed Sales and the average sales price was $365,000. In December 4-Closed Sales and the average sales price was $387,875. In November there were 4-Closed Sales and the average sales price was $479,250.
 
The area of Sand Canyon in Canyon Country has 26-Active properties on the market with an average listing price of $1,280,777. The lowest Active price is $499,000 and the highest Active price is $3,750,000. There are 7-Pending Sales in Sand Canyon with an average listing price of $841,000. The lowest Pending sale is $550,000 and the highest Pending sales price is $1,225,000. There were 2-Sales in Sand Canyon that closed escrow in June with an average Sales price of $1,062,500. The lowest Sale was $830,000 and the highest was $1,295,000. In May there were 9-Closed sales with an average Sales price of $839,722. In April 4-Closed Sales and the average sales price was $1,297,250. In March there were 3-Closed Sales and the average sales price was $1,023,000. In February 3-Closed Sales and the average sales price was $825,000. In January there were 2-Closed Sales and the average sales price was $1,087,500. In December 2-Closed Sales and the average sales price was $882,750. In November there were 8-Closed Sales and the average sales price was $847,124.
