The following is real estate market activity for September 2017 for the Northern Los Angeles County’s equestrian communities of Acton and Agua Dulce where camaraderie among horse people is commonplace.

The inventory of homes for sale in Acton is about the same as August. But, the list prices are down.  Currently the Multiple Listing Service shows 53-Active listings in Acton with an average list price of $684,945. The lowest Active price in Acton is $260,000 and the highest Active price is $1,549,000. Last time there were 52-Active listings with an average list price of $714,563.

In Acton, the number of Pending Sales are the same as August with 18-Pending sales. The average listing price of the Pending sales is now $633,897. The lowest Pending Sale in Acton is $374,900 and the highest is Blum Ranch at $1,999,999. Last time the average Pending Sale list price was $546,028.

In September, there were only 5-Closed Sales in Acton compared to 13-Closed Sales in August. We see a slight drop in the average Selling price of $488,000. The lowest Sale price was $142,000 and the highest was $699,000. In August the average Selling price was $495,146.

In Agua Dulce, the inventory of available homes is down some from last time. There are 24-Active listings. The average listing price is $1,374,125. The lowest Active price in Agua Dulce is $275,000 and the highest Active price is The Agua Dulce Winery at $11,800,000. Without the Winery the highest priced property is Sweetwater Movieland Ranch at $2,600,000. Last time there were 27-Active listings with an average list price $1,292,657.

The number of Pending sales are up slightly as are the listing prices. There are 11-Pending Sales in Agua Dulce with an average list price of $716,527. Currently the lowest Pending Sale in Agua Dulce is $239,000 and the highest Pending Sales price is $1,995,000. There were 9-Pending sales last time, with an average list price was $699,553.

In September, there were 7-Closed Sales in Agua Dulce. The average Selling price in Agua Dulce is down considerably at $589,414. The lowest Sale price was $500,000 and the highest was $785,000. In August there were 4-Closed Sales, with an average Selling price of $802,750.
