FEBRUARY 2015 REAL ESTATE ACTIVITY FOR THE EQUESTRIAN COMMUNITIES OF ACTON AND AGUA DULCE

The following is real estate market activity for February 2015 for the Northern Los Angeles County’s equestrian communities of Acton and Agua Dulce where camaraderie among horse people is common place.

In February 2015 the Multiple Listing Service shows the inventory of available properties in Acton is a little lower than January with asking prices remaining about the same.  Pending Sales are up again this month and the average list price of those properties is slightly up and Closed Sales remain the same count, but the Selling price is down less than half of January.  And, in Agua Dulce the active inventory is up slightly and the listing prices are slightly down. Pending Sales are about half that of January and the listing prices of those pending sales are up. There were 5-Closed Sales compared to –1-Closed Sale in January.

Acton real estate has 38-Active properties on the market with an average listing price of $542,250. The lowest Active price is $239,000 and the highest Active price is $1,365,000. There are 16-Pending Sales in Acton with an average listing price of $461,340. The lowest Pending Sale is $209,000 and the highest Pending Sales price is $650,000.  In February there were 5-Sales again this month that closed escrow in Acton and the average sales price was $269,200. The lowest Sale was $185,000 and the highest was $425,000. In January there were 5-Sales that closed escrow and the average sales price was $649,200. In December there were 4-Sales that closed escrow and the average sales price was $529,250. In November there were 6-Sales that closed escrow and the average sales price was $414,083. In October there were 14-Sales that closed escrow and the average sales price was $452,907.  In September there were 10-Sales that closed escrow and the average sales price was $482,100. In August there were 8-Sales that closed escrow and the average sales price was $429,125.  In July there were 9-Sales that closed escrow and the average sales price was $411,406.  In June there were 11-Sales that closed escrow and the average sales price was $445,491.  In May there were 6-Sales that closed escrow with an average sales price of $420,733. In April there were 13-Sales and the average sales price was $399,608. In March there were 10- Sales and the average sales price was $388,850.

Agua Dulce real estate has 26-Active properties on the market with an average listing price of $830,250, The lowest Active price is $229,900 and the highest Active price is $2,390,000. There are 8-Pending Sales in Agua Dulce with an average listing price of $669,538. The lowest Pending Sale is $465,000 and the highest Pending Sales price is $769,900. In February there were 5-Sales that closed escrow in Acton and the average sales price was $548,560. The lowest Sale was $369,900 and the highest was $955,000. There was only 1-Sales reported in January that closed escrow with Sales price of $585,000. There were 5-Sales reported in December that closed escrow with an average sales price of $498,500.  There were 3-Sales reported in November that closed escrow with an average Sales Price of $589,667. In October there were 4-Sales that closed escrow with an average sales price of $437,450. In September there were 4-Sales that closed escrow with an average sales price of $379,750. In August there were 6-Sales that closed escrow, with an average sales price of $651,483.  In July there were 4-Sales that closed escrow, with an average sales price of $349,750.  In June there were 3-Sales that closed escrow, with an average sales price of $469,667. In May there were 8-Closed Sales with an average sales price of $518,674. In April there were 7-Closed Sales with average sales price of $479,857. In March there were 3-Closed Sales with an average sales price of $573,333.

MARCH 2015 EQUESTRIAN EVENTS FOR SOUTHERN CALIFORNIA & THE LOS ANGELES AREA

We had some warm weather for a few of weeks here in Southern California. In spite of the weather go ahead and attend an equestrian event with family and friends at one of the Southern California horse shows.

I have listed below the equestrian events and horse shows in Southern California and the Los Angeles area for March.

Mar. 1. Acton. Acton Rangers Gymkhana. First Sunday of each month, 8 am to 4:30 pm. Vincent Hill Arena 553 W. Sierra Hwy next to the Metro Link station. New Open Division Buckle Series. Open to participants 25 years and older.

Mar. 2. Lancaster. Lancaster Horse and Tack Auction. First Monday of each month. 9:00 am to 12:30 pm check-in for tack. 9:00 am to 4:00 pm check-in for horses.
