The following is real estate market activity for April 2017 for the Northern Los Angeles County’s equestrian communities of Acton and Agua Dulce where camaraderie among horse people is commonplace.

The number of homes for sale in Acton is up. Currently the Multiple Listing Service shows 40-Active listings in Acton with an average list price of $648,370. The lowest Active price in Acton is $319,000 and the highest Active price is $1,999,999. Last time there were 33-Active listings with an average list price of $698,427.

In Acton, the number of Pending Sales are down some, but the listing prices are up a bit. Last time there was 31-Pending listings and there are now 25. The average listing price of the Pending sales in Acton currently is $566,610 compared to $533,296 last time. The lowest Pending Sale in Acton is $399,000 and the highest is $865,610.

In April, the number of closed sales was down some with 13-Closed Sales in Acton. This is compared to 17-Closed Sales in March. In April, we see again see a slight increase in the average Selling price of $473,600. In March, the average Selling price was $451,424. The lowest Sale in Acton in April was $295,000 and the highest was $750,000.

In Agua Dulce, the inventory of available homes is up some and the asking prices are down. There are 23-Active listings, whereas there were 21 last time. The average listing price is $1,650,178 compared to $1,704,288 last time. The Agua Dulce Winery listing priced at $11,800,00 raises the average listing price. The lowest Active price in Agua Dulce is $379,999 and the highest Active price without the winery is $3,200,00.

The number of Pending sales remain the same, and the listing price are up some. There are 12-Pending Sales in Agua Dulce with an average list price of $704,133, there were 12 last time, with an average list price was $685,313.  Currently the lowest Pending Sale in Agua Dulce is $240,000 and the highest Pending Sales price was $1,397,000.

In April, the number of Sales in Agua Dulce remained the same with 5-Closed Sales. Last time there was 5-Closed Sales. The average Selling price in Agua Dulce is up some at $592,000. The lowest Sale price was $370,000 and the highest was $755,000. Last time the average Selling price was $548,200.

May 1. Lancaster. Lancaster Horse and Tack Auction. First Monday of each month. 9:00 am to 12:30 pm check-in for tack. 9:00 am to 4:00 pm check-in for horses.
