AUGUST 2014 REAL ESTATE ACTIVITY FOR THE EQUESTRIAN COMMUNITIES OF ACTON, AGUA DULCE & SAND CANYON 

The following is the real estate market activity for August for the Northern Los Angeles County’s equestrian communities of Acton, Agua Dulce and Sand Canyon where camaraderie among horse people is common place.
In August the Multiple Listing Service shows the inventory of available properties in Acton is down slightly. Pending sales have almost doubled, and closed sales are about the same. And, in Agua Dulce the inventory is remaining about the same as is pending sales. Closed sales are up slightly, with a large increase in the selling price. In Sand Canyon inventory is remaining about the same, as are pending sales, but there was only 1 closed sale compared to 6 in July.

Acton real estate has 41-Active properties on the market with an average listing price of $620,578. The lowest Active price is $230,000 and the highest Active price is $1,499,000. There are 20-Pending Sales in Acton with an average listing price of $453,251. The lowest Pending sale is $297,350,000 and the highest Pending sales price is $794,990. There were 8-Sales that closed escrow in Acton and the average sales price was $429,125. The lowest Sale was $272,000 and the highest was $550,000.  In July there were 9-Sales that closed escrow in Acton and the average sales price was $411,406.  In June there were 11-Sales that closed escrow in Acton and the average sales price was $445,491.  In May there were 6-Sales in Acton that closed escrow with an average Sales price of $420,733. In April there were 13-Closed Sales and the average sales price was $399,608. In March there were 10-Closed Sales and the average sales price was $388,850. In February there were 6-Closed Sales and the average sales price was $377,833. In January there were 5-Closed Sales and the average sales price was $338,680. In December 9-Closed Sales and the average sales price was $354,278. In November there were 8-Closed Sales and the average sales price was $496,722.

Agua Dulce real estate has 27-Active properties on the market with an average listing price of $781,003. The lowest Active price is $299,888 and the highest Active price is $2,200,000. There are 11-Pending Sales in Agua Dulce with an average listing price of $464,627. The lowest Pending sale is $250,000 and the highest Pending sales price is $739,500. There were 6-Sales reported in Agua Dulce that closed escrow with an average Sales price of $651,483. The lowest Sale was $575,000 and the highest was $780,000. In July there were 4-Sales reported in Agua Dulce that closed escrow, with an average Sales price of $349,750.  In June there were 3-Sales reported in Agua Dulce that closed escrow, with an average Sales price of $469,667. In May there were 8-Closed Sales with an average sales price of $518,674. In April there were 7-Closed Sales with average sales price of $479,857. In March there were 3-Closed Sales with an average sales price of $573,333. In February there were 3-Closed Sales and the average sales price was $363,000. In January there were 2-Closed Sales and the average sales price was $365,000. In December 4-Closed Sales and the average sales price was $387,875. In November there were 4-Closed Sales and the average sales price was $479,250.

The area of Sand Canyon in Canyon Country has 27-Active properties on the market with an average listing price of $1,147,633. The lowest Active price is $450,000 and the highest Active price is $3,100,000. There are 5-Pending Sales in Sand Canyon with an average listing price of $1,022,800. The lowest Pending sale is $679,999 and the highest Pending sales price is $1,375,000. There was 1-Sale in Sand Canyon that closed escrow with a Sales price of $500,000.  In July there were 6-Sales that closed escrow with an average Sales price of $949,750. In June there were 2-Sales in Sand Canyon that closed escrow with an average Sales price of $1,062,500.  In May there were 9-Closed sales with an average Sales price of $839,722. In April 4-Closed Sales and the average sales price was $1,297,250. In March there were 3-Closed Sales and the average sales price was $1,023,000. In February 3-Closed Sales and the average sales price was $825,000. In January there were 2-Closed Sales and the average sales price was $1,087,500. In December 2-Closed Sales and the average sales price was $882,750. In November there were 8-Closed Sales and the average sales price was $847,124.

As Summer is coming to an end, it may be the time to attend an equestrian event with family and friends at one of our Southern California venues.  We have a good selection to choose from. Below I have listed horse events in Southern California and the Los Angeles area.

Sept 7, Acton. Acton Community Club Arena, Acton Rangers Gymkhana. 8am to 4:30pm. There is a new Open Division Buckle Series open to participants 25-years and older. The 1st Sunday of every month.

Sept 14, San Juan Capistrano. 12th Annual 9/11 Memorial Western Horse Show at Sycamore Trails in San Juan Capistrano. All proceeds go to fallen fighters. 7:30 registration classes start at 9:30.
