OCTOBER 2014 REAL ESTATE ACTIVITY FOR THE EQUESTRIAN COMMUNITIES OF ACTON, AGUA DULCE & SAND CANYON 

The following is the real estate market activity for October for the Northern Los Angeles County’s equestrian communities of Acton, Agua Dulce and Sand Canyon where camaraderie among horse people is common place.

In October the Multiple Listing Service shows the inventory of available properties in Acton is up slightly. Pending Sales are down more than half from Pending Sales in September, and Closed Sales were slightly up again. And, in Agua Dulce the inventory is up again this month and so are the listing prices and Pending Sales are down. Closed Sales remain the same, with an increase in the selling price. In Sand Canyon inventory remains about the same as are the listing prices, and Pending Sales are slightly down as is the listing prices, and Closed Sale are up with the sales price slightly down.

Acton real estate has 55-Active properties on the market with an average listing price of $545,184 with an average square footage of 2,479. The lowest Active price is $199,999 and the highest Active price is $1,250,000. There are 7-Pending Sales in Acton with an average listing price of $484,550. The lowest Pending Sale is $269,000 and the highest Pending Sales price is $685,000 with an average square footage of 2,333.  In October there were 14-Sales that closed escrow in Acton and the average sales price was $452,907 with an average square footage of 2,466. The lowest Sale was $249,000 and the highest was $994,000. In September there were 10-Sales that closed escrow in Acton and the average sales price was $482,100. The lowest Active price is $265,000 and the highest Active price is $2,390,000. There are 8-Pending Sales in Agua Dulce with an average listing price of $488,973 and the average square footage is 2,248. The lowest Pending Sale is $250,000 and the highest Pending Sales price is $739,500. In Agua Dulce there were 4-Sales reported in October that closed escrow with an average Sales Price of $437,450. The lowest Sale was $365,000 and the highest was $550,000 with an average square footage of 2,007. In September there were 4-Sales that closed escrow with an average Sales Price of $379,750. In August there were 6-Sales that closed escrow, with an average Sales Price of $651,483.  In July there were 4-Sales that closed escrow, with an average Sales price of $349,750.  In June there were 3-Sales that closed escrow, with an average Sales price of $469,667. In May there were 8-Closed Sales with an average sales price of $518,674. In April there were 7-Closed Sales with average sales price of $479,857. In March there were 3-Closed Sales with an average sales price of $573,333. In February there were 3-Closed Sales and the average sales price was $363,000. In January there were 2-Closed Sales with an average sales price was $365,000. In December 2013 there were 4-Closed Sales with an average sales price was $387,875. In November 2013 there were 4-Closed Sales with an average sales price was $479,250.

The area of Sand Canyon in Canyon Country has 29-Active properties on the market with an average listing price of $1,141,381. The lowest Active price is $519,000 and the highest Active price is $2,950,000. There are 10-Pending Sales in Sand Canyon with an average listing price of $947,695. The lowest Pending sale is $450,000 and the highest Pending sales price is $1,299,000 the average square footage is 3,317.  In October there were 3-Closed Sales with an average Sales price of $1,043,000 with an average square footage of 4,445. The lowest Pending Sale is $675,000 and the highest Pending Sales price is $1,250,000. In September there was only 1-Sale in Sand Canyon that closed escrow with a Sales price of $1,330,450.  In August there was 1-Sale that closed escrow with a sales price $500,000. In July there were 6-Sales that closed escrow with an average Sales Price of $949,750. In June there were 2-Sales in Sand Canyon that closed escrow with an average Sales Price of $1,062,500.  In May there were 9-Closed sales with an average Sales Price of $839,722. In April there were 4-Closed Sales and the average sales price was $1,297,250. In March there were 3-Closed Sales and the average sales price was $1,023,000. In February 3-Closed Sales and the average sales price was $825,000. In January there were 2-Closed Sales and the average sales price was $1,087,500. In December 2013 2-Closed Sales and the average sales price was $882,750. In November 2013 there were 8-Closed Sales and the average sales price was $847,124.

OCTOBER 2014 EQUESTRIAN EVENTS FOR SOUTHERN CALIFORNIA & THE LOS ANGELES AREA

 
Fall is here and we have had a few cooler days so, now may be the time to attend an equestrian event with family and friends at one of our Southern California venues.

Oct. 5, Acton. Acton Community Club Arena, Acton Rangers Gymkhana. 8am to 4:30pm. There is a new Open Division Buckle Series open to participants 25-years and older. The 1st Sunday of every month. This will be the last event for the season.

Oct. 6, Lancaster. Lancaster Horse and Tack Auction, First Monday of each month. 9:00 am to 12:30 pm check-in for tack. 9:00 am to 4:00 pm check-in for horses.
